The down payment is the hurdle for most buyers. There is help for it — if your lender knows where to look.
Arizona and Utah both offer down payment assistance programs — state, county, and city — that provide grants or second loans covering some or all of your down payment and closing costs. Many are paired with FHA, VA, or conventional first mortgages.
Not every lender offers them, and the rules change. We keep current on the programs available in Maricopa and Pinal counties and along the Wasatch Front, and we'll tell you plainly whether one is worth it for your situation.

Do I have to pay it back?
